Rates are subject to change. Rates are for double occupancy only. Extra guests in rooms are not allowed. Only registered guests are allowed on the property.

Complimentary breakfast is included in all room rates.

A 50% deposit is required to confirm the reservation.

Cancellations and changes to original reservation made at least 21 days before check-in will have no fees applied. All cancellations and changes made within 21 days of arrival will require a $45 one-time cancellation fee, per room. If cancellation occurs within 21 days prior to arrival date, and we are unable to re-book the room, you will be charged the full amount of the reservation. No refund for early departures or no shows. Cancellations for reservations must be received in writing. Please email us and be sure to note your confirmation number, date of stay, and your name. All bookings made using a 3rd party reservation service (such as: AIRBnB, Expedia, Hotels.com, etc.), you will need to cancel directly through that service. Please keep in mind that any last-minute changes give us a smaller chance of being able to re-book the room. If ALL ferry service is disrupted to the island for any reason, credit will be given for a future stay.

Balance due will be automatically processed at check-out, including 13% RI Taxes, using credit card on file.  If you wish to use a different card for the balance due, please contact us in advance.

Vehicle parking is very limited, and we cannot guarantee a spot for your vehicle. Please notify us in advance, if you are planning to bring a vehicle, and we will do our best to accommodate you. We encourage all guests to leave their vehicle on the mainland. Taxis are available on the island.

All children must be age 5 and up.

We are a no smoking/vaping property. Cooking or grilling are not permitted. Appliances are not allowed in the guest rooms.

No pets or support animals are allowed.

The Sea Breeze is not responsible for any lost, misplaced, stolen, or damaged item, including any luggage left with us for the day. Any non-perishable item left behind in the guest room and found after departure will be collected and tagged by our staff. 

Quiet hours are enforced from 10pm – 8am. Loud disturbances and/or noise-related nuisances are not allowed. In the event of a disturbance, you may be asked to leave, without refund.

We have beach cruiser bikes for daily rental, please inquire at check-in. There are outdoor bike racks available, if you are bringing your own bikes, please also bring your own locks. Fire Marshall regulations prohibit bringing bicycles into your rooms or on any of the porches, and this is strictly enforced. We do not permit charging of electric vehicles or bikes.

For the best rates, please consider a trip during the off-season months of May, early June, September, and October.

COVID19 PRECAUTIONS: We are following RI Hospitality guidelines for housecleaning and have taken Rhode Island’s “STAY SAFE” pledge. Our staff is trained using products approved by the CDC for disinfection and sanitizing of each room between guests. All rooms are thoroughly ventilated between guests. Please use our outdoor kiosk for all check-ins. The Sea Breeze is committed to providing every guest with the safest stay possible. We ask our guests please not to travel to Block Island if they are sick or not feeling well, have been recently exposed to Covid, or have any serious medical issues. Block Island is a remote island, with no hospital, and limited ferry service.
