Cancellation and change in reservation policies
• All changes and modifications to original reservation will have a $45 fee applied.
• Any cancellations will have a $45 fee applied.
• If cancellation occurs before two weeks of booking, your deposit will be refunded, minus the cancellation fee.
• If cancellation occurs within 14 days prior to arrival date, and we can re-book the room, a refund is available, minus the cancellation fee.
• If cancellation or “no-show” occurs within 14 days prior to arrival date, and we are unable to re-book the room, you will be charged for the full reservation amount.
• As a small seasonal business, any last-minute changes give us a very small chance of being able to re-book the room.
• If all ferry service is disrupted to the island, credit will be given for a future stay.
General policies
• If it’s your first time booking with us, please email or call us for advice.
• Rooms do not have wifi, air-conditioning, tv’s or radios.
• We provide beach towels, bath amenities, irons, and hairdryers.
• Luggage can be stored with us on the day of check-out.
• 50% deposit is required at time of booking.
• All taxes will be applied to balance due, and charged on the morning of check-out.
• Room rates are for double occupancy.
• Breakfast is included in all room rates.
• Children must be age 5 and up.
• Only registered guests allowed on the property.
• Extra guests in rooms not allowed.
• We are a no-smoking, no-vaping, and no-cooking property. Any smoking must be done off-premises.
• Check in is at 3pm, check out is at 10am.
• Quiet hours from 10pm to 8am.
• We cannot accommodate any pets or service animals.
• We cannot accommodate room blocks.
• For the best rates, please consider a trip during the off-season months of April, May, September, and October.
COVID19 PRECAUTIONS: We are following RI Hospitality guidelines for housecleaning and have taken Rhode Island’s “STAY SAFE” pledge. Our staff is trained using products approved by the CDC for disinfection and sanitizing of each room between guests. All rooms are thoroughly ventilated between guests. Please use our outdoor kiosk for all check-ins. Balance due is paid automatically. The Sea Breeze is committed to providing every guest with the safest stay possible. We ask our guests please not to travel to Block Island if they are sick or not feeling well, have been recently exposed to Covid, or have any serious medical issues. Block Island is a remote island, with no hospital, and limited ferry service.
