HISTORY Renovated from a boarding house used by the local fishing community, The Sea Breeze was built in the 1930s. The Sea Breeze Gallery was the first mixed-media gallery on the island and was established on the property in 1981 by Mary Newhouse, from New York City. The Sea Breeze Gallery featured local artists and was a fixture on the island for many years. The Sea Breeze Bed and Breakfast was established in 1983, starting with the renovation of five guestrooms in the Inlet Cottage. Mary and Robert Newhouse deeded land behind the property to the Land Trust and were founding members of several environmental grassroots organizations on the island. YOUR STAY With spectacular views over the Atlantic coastline, the four cottages on the property are rustic in nature and evoke a real getaway island vacation. We hand select all of our linens and fabrics, handmade pottery and hand-blown glassware. Featuring newly tiled showers and aromatherapy bath amenities. With lush perennial gardens and rugged coastline views. We intentionally do not have TVs, radio, Wifi, or air-conditioning in our guestrooms. Turns out this is good for the body, soul, and planet. Mindful travel can take us down unforgettable paths. A place of tranquil relaxation, and in balance with the stunning nature outside your doorstep. Gorgeous views all around the property. Find the path to the hammock, take the time to listen to the birds and ocean waves. Get up early to watch the sunrise transform a panoramic view of our wildflower meadow overlooking the Atlantic Ocean. After a full day exploring the island, grab a book, a glass of wine, your mate, and get comfy in our outdoor lounge areas. Well-known for our excellence in hospitality, we provide attentive service. Conveniently located a short 5-minute walk to the main town of Old Harbor, and a 10 minute walk to the ferries, shops, and restaurants.
BREAKFAST A breakfast basket is delivered to your room each morning, our signature experience. Breakfast is included in all room rates. We believe in cooking with as much local and organic produce as possible, including local honey, herbs, eggs, bagels, and roasted coffee. When booking, please notify us of any allergies or dietary restrictions and we will do our best to accommodate you.
BOOKING POLICY Rates are lower off-season during the months of May, June, September, and October. We are closed from November through April. Bookings for 2025 begin in January. We advise booking at least 3 months in advance. 50% deposit is required to confirm your reservation. If it is your first time staying with us, we are happy to help you chose the perfect accommodations, just email us with any questions. Two night minimum stay requirement, three night minimum for all holidays, all of July, and all of August. Children must be age 5 and up. No cooking, vaping, or smoking is allowed anywhere on the entire property. We do not provide wifi, air-conditioning, or tv in the guest rooms. We cannot accommodate any pets or support animals.
CANCELLATION POLICY Cancellations and changes to original reservation made at least 21 days before check-in will have no fees applied. All cancellations and changes made within 21 days of arrival will require a $45 one-time cancellation fee, per room. If cancellation occurs within 21 days prior to arrival date, and we are unable to re-book the room, you will be charged the full amount of the reservation. No refund for early departures and no shows. Any changes/cancellations made within 48 hours of the scheduled check-in, you will be charged in full. Cancellations for reservations must be received in writing. Please email us and be sure to note your confirmation number, date of stay, and your name. All bookings made using a 3rd party reservation service (such as: AIRBnB, Expedia, Hotels.com, etc.), you will need to cancel directly through that service. Please keep in mind that any last-minute changes give us a smaller chance of being able to re-book the room. There is no guarantee we will be able to re-book the room. As a small seasonal business on a remote island, thank you in advance for your understanding of these policies. If ALL ferry service is disrupted to the island for any reason, credit will be given for a future stay.
