HISTORY

The Sea Breeze began its life in the 1930's as a boarding house for the local fishing community. In those days, guests rented modest rooms, often for weeks or months at a time, and shared common spaces like dining areas and bathrooms. The boarding house served as a practical, community-centered place for workers to rest and gather.

In 1981, Mary Newhouse, an artist and teacher from New York City, opened The Sea Breeze Gallery, the island’s first mixed-media gallery, right on the property. The gallery celebrated local artists and became a beloved part of the island’s cultural life. Two years later, in 1983, the Sea Breeze Bed and Breakfast was born, with the renovation of five guestrooms in the Inlet Cottage.

Mary and Robert Newhouse were deeply committed to the island’s natural beauty. They donated land behind the property to the Land Trust and helped found several grassroots environmental organizations, including The Committee for the Great Salt Pond and Scenic Block Island, ensuring the preservation of the island’s unique landscapes for generations to come.

Today, The Sea Breeze continues the spirit of hospitality that began in the 1930s, but with a modern twist: individually designed guestrooms, hand-selected linens and fabrics, artisan pottery, and hand-blown glassware create a more personalized retreat. The essence of welcoming guests—warmth, connection, and care—remains, as does a selection of authentic vintage furniture, all set against the backdrop of stunning coastline and lush gardens, offering visitors a tranquil escape, in harmony with the island and nature.

YOUR STAY

Our rustic cottages are intentionally free of TVs, radios, Wi-Fi, and air-conditioning. Disconnecting here isn’t just a choice—it’s a gift for the body, mind, and spirit. Guests can fully immerse themselves in the rhythms of the island: the sound of seabirds, the lull of ocean waves, and the sea breezes wafting through the tall grasses in the wildflower meadow.

Take a stroll to the hammock tucked among one of the garden paths, rise early to watch the sunrise over the Atlantic, and spend an afternoon out exploring the island’s gorgeous vistas. In the evening, unwind with a glass of wine, a book, or the company of a loved one in one of our outdoor lounge areas.

Renowned for our attentive hospitality, The Sea Breeze is conveniently located just a five-minute walk from the heart of Old Harbor and ten minutes from ferries, shops, and restaurants, providing the perfect balance of seclusion and accessibility. Every detail of your stay is designed to provide a serene, restorative experience that connects you to both nature and the timeless charm of island life.

BREAKFAST

A breakfast basket is delivered to your room each morning, our signature experience. Whether you savor your meal on your porch, in the gardens, or in your suite, breakfast at The Sea Breeze is a moment of calm to start your day. Please let us know of any dietary restrictions or allergies when booking so we can do our best to accommodate your needs. Breakfast is included in all room rates. We believe in cooking with as much local and organic produce as possible, including local honey and herbs from our gardens.

BOOKING POLICIES

Seasonal Rates: Lower rates are offered during May and October. Booking direct through our website will give you the best rates.

Closed: November through April.

2026 Reservations: Open in January. We recommend booking at least three months in advance.

Deposit: A 50% deposit is required to confirm your reservation.

Stay Requirements: Two-night minimum stay. Three night minimum required for holidays, and all of August.

Guests: Children must be age 5 or older. No pets or support animals.

Property Guidelines: No cooking, vaping, or smoking anywhere on the property. Wi-Fi, air-conditioning, and TVs are not provided in guestrooms.

CANCELLATION POLICIES

21+ Days Before Arrival: No fees for cancellations or changes.

Within 21 Days: A $45 one-time cancellation fee per room applies.

Within 21 Days, if we are unable to re-book your reservation: Full reservation charge applies.

No-Show / Early Departure: Full reservation charge applies.

All cancellations must be submitted in writing, including your confirmation number, dates of stay, and name. Reservations made through third-party services (AirBNB, Expedia, Hotels.com, etc.) must be canceled through that service.

In the event of ferry service disruptions to the island, a credit will be issued for a future stay. As a small, seasonal business on a remote island, we sincerely appreciate your understanding of our policies, which allow us to provide attentive hospitality and an unforgettable guest experience. Please keep in mind that any last-minute changes give us a smaller chance of being able to re-book the room.
