Our reservation policy

Two night minimum required on all stays. Three night minimum on all holidays. Complimentary continental breakfast included in rates.  Please fill out the reservation request form accurately.   A 50% deposit must be made in order to confirm the reservation and hold the room.  Deposits are taken with credit card over the phone. Office hours from 9am to 6pm daily. Confirmation sent by email. 13 % RI sales and hotel tax will be added to balance. Balance payable on check-in. Rates subject to change. Please be advised we do not have air-conditioning, phones, tv, or wi-fi service in the rooms. Children age 5 and up. No pets. No smoking on the property. We make every attempt to process your request promptly within the same business day.

Our cancellation policy

$35.00 fee for all cancellations. 14 day notice is required for all cancellations.  Deposit is refundable (minus the $35.00 fee) if notice is given at least 14 days prior to check-in date. 14 day notice is also required to shorten a stay. Every effort is made to accommodate rescheduling, based on availability. In the event of an early departure, guests will be charged for 100% of reservation. If cancellation is given within 14 days of reservation, there is no guarantee of refund or credit. Refunds given only if we are able to rebook the room. When transportation is unavailable to the island and ferries are not in service, deposits will be credited for a future stay.
